What is the Golden Visa?

You buy the property, a 10-year residence comes with it

The Golden Visa is an official programme that grants foreigners and their families who invest AED 2 million (approximately USD 545,000) or more in real estate a 10-year renewable residence. Today it is one of the independent residency models most preferred by global investors around the world.

The most distinctive feature of the programme is that there is no residency requirement. You keep your 10-year residence right without interruption, without living in Dubai for a single day or being required to enter the country at set intervals.

Your investment is not an expense but a dollar-pegged asset with a 0% tax advantage. A well-chosen property both generates high foreign-currency rent and gains value over time.

Frequently asked

What people wonder about the Golden Visa.

What is the minimum investment amount for the Dubai Golden Visa? Can multiple properties be combined?
To obtain the 10-year Golden Visa through real estate, the total property value must be at least AED 2,000,000 (approximately USD 545,000). This amount can be met with a single luxury apartment, or by combining multiple properties whose total value reaches AED 2 million (for example, two 1+1 apartments). Whether the homes you buy are ready or off-plan does not change your right to apply.
Which of my family members can be included under the Golden Visa? Is there an age limit?
The biggest advantage of the Dubai Golden Visa programme compared with European programmes (for example Greece) is its wide family coverage. The main investor can include the following under their own sponsorship in the 10-year Golden Visa: - Their legally married spouse, - All unmarried daughters and sons with no age limit, - Dependent children with special care/support needs (for life), - Personal domestic staff (driver, assistant, etc.) When children reach 21 or 25, their residence rights are not cut off.
Is there a requirement to reside in Dubai or stay a certain number of days a year to keep the Golden Visa?
No. The "requirement to enter Dubai every 6 months" that applies to standard 2-year residence visas has been completely removed for holders of the 10-year Golden Visa. To keep your visa and rights uninterrupted, you can live outside Dubai throughout the year and continue your business or travels from any country you wish.
Can I apply for the Golden Visa by buying a home that has not yet been completed (off-plan)?
Yes. According to the Dubai government's current regulations, the property does not have to be completed. For projects under construction registered with the Dubai Land Department (DLD) with a total contract value of AED 2 million or more, you can start your Golden Visa process with your official pre-sale title deed (Oqood) and the official approval letter (SOA) obtained from the developer.
Can Golden Visa holders work in Dubai, set up a company or benefit from local rights?
Absolutely. The 10-Year Golden Visa is an independent residence status; it gives you the freedom to legally live, set up a company and work in Dubai without needing the sponsorship of a local employer. You can also open commercial and personal foreign-currency accounts in UAE banks, obtain a local driving licence, and benefit free of charge from the Esaad Card, the prestigious discount card that Dubai Police offers to government personnel (discounts on health, education, hotels and shopping).
How is the visa renewed when the 10 years are up? What happens if I sell my property?
As long as your ownership of the AED 2,000,000 property continues, your 10-year Golden Visa is automatically renewed in 10-year periods at expiry, without any additional investment requirement. If you want to sell your property and do not buy a new property of the same amount in its place, your Golden Visa status ends; however, in that case you can switch to a different residence category.
