What is the Golden Visa?

You buy the property, the residence permit comes with it.

The Golden Visa is a programme that grants foreigners and their families who invest in real estate above a set amount a renewable residence permit. Greece launched this programme in 2013 and today it has become one of the most preferred options in Europe.

The most distinctive feature of the programme is that there is no residency requirement. You can renew your residence permit indefinitely without living in Greece for a single day.

Your investment is not an expense but a foreign-currency-based asset. A property chosen in the right area both generates rental income and gains value over time.

Frequently asked

What people wonder about the Golden Visa.

Is the €250,000 threshold still valid?
Yes, but regardless of the area, only for certain project types: homes created by converting a commercial building to residential use or by restoring a building with protected status.
Do I have to live in Greece?
No. One of the biggest advantages of the Golden Visa is that there is no residency requirement. Without staying even a single day a year, you can renew your residence permit every 5 years as long as you do not sell the property you bought.
Which members of my family are covered?
Your spouse, your children up to the age of 21, and the parents of both you and your spouse for whom you are responsible.
Can I rent out the property?
Long-term rental is permitted. For short-term tourist rentals, periodic restrictions may come up.
What happens to my residence permit if I sell the property?
Because the residence permit is tied to the investment, the permit lapses if you sell the property.
Can I manage the process from Türkiye?
To a large extent, yes. The tax number, bank account and title deed transfer can be carried out by power of attorney.
